Grade II Listed Building Renovation

Mr & Mrs Hamill

Abberton Essex
Feb 2018
Totalling more than 2,500 sq ft, The Maltings had been neglected for many years when Mr and Mrs Hamill purchased the property in 2014. Holes in the roof, leaking drains and overgrown gardens were just some of the problems they had to face before they even got started on the main renovation.

Following an extensive period of consultation with the listed buildings team, historical research and their appointed architect, plans including some extensions were approved for a total renovation. With 5 bathrooms, a 10m kitchen and a staggered 3 year renovation plan the project went well beyond the usual re-wire, re-plumbing exercise, calling for adaptability and a range of specialised services including:

  • Sensitive restorative carpentry of the sash windows
  • Internal and external lime plastering
  • Re-instigation of wooden wall panelling

Mr Hamill commented

“We simply couldn’t have done this project without James and his team. His guidance when we were unsure of the way forward was invaluable and his attention to detail meant the end result was beyond even what we had imagined. We are constantly told by people in the village what a tremendous renovation it is”.

Mrs Holloway commented

“James made so many helpful suggestions, from moving a doorway to gain more space and to completely laying out the kitchen so much better than we could ever have thought possible. His work is to a very high standard but his quote was very reasonable compared to some others”.

October 2020
Having previously fitted their family bathroom, when Mr & Mrs Holloway needed a new extension James was the first person they called. A single story rear extension, the vision was to create an open plan kitchen diner with bi-fold doors on to the rear garden.
